The work of the Rural team
The Rural Property team provides specialist advice to rural landowners and is involved in the sale and purchase of all kinds of rural property, from small farms, cottages and fields up to large rural estates worth tens of millions of pounds. The team deals with both established landowning families and successful entrepreneurs from the UK and abroad. As well as doing conveyancing work, the team’s expertise is tailored to deal with problems specifically related to rural property, whether that be advising on fishing and shooting rights, the first registration of land or dealing with protected agricultural tenancies.

My experience within the Rural Property team
I was involved in two large estate sales, acting once for the purchaser and once for the vendor. For the purchase, I was involved in a site visit of the property with both sets of agents and was involved in reporting on title to the client. For the sale, I liaised with the estate office to produce the sale pack and later to provide replies to enquiries. I also attended a meeting with the purchaser’s solicitors, arranged the discharge of Forestry Commission covenants, prepared the completion statement and allocated the purchase monies between the various owners.
I was involved in a variety of other work. I prepared several first registrations of unregistered land. I drafted leases and notices excluding security of tenure for several business units on a rural estate. I drafted applications to the Land Registry to insert and remove restrictions on sale and to amend the register following a boundary dispute. I drafted deeds of easement and deeds of release for restrictive covenants. I was involved on both sides of residential transactions (including drafting the contract for sale and transfer deeds) as well as remortgaging a property. I also prepared research memos on various topics and attended a conference with Counsel.
